Al Marjan Island Master Plan

The Al Marjan Island master plan covers four coral-shaped islands extending into the Arabian Gulf off the coast of Ras Al Khaimah. Developed by Marjan, the destination spans approximately 2.7 sq km of reclaimed land and includes 23 km of waterfront and 7.8 km of beaches.

The wider plan brings together residential developments, holiday villas, hotels, branded residences, leisure destinations and landscaped public areas. At full development, Al Marjan Island is planned to include 18,650 residential units, 450 holiday villas and more than 8,500 hotel rooms.

Al Marjan Island is separate from Marjan Beach, the newer mainland master development positioned opposite the island.

The Four Islands of Al Marjan Island

The Al Marjan Island master plan is divided into Breeze Island, Treasure Island, Dream Island and View Island. Together, the four connected islands accommodate different combinations of residences, resorts, beaches, promenades and leisure facilities.

Breeze Island

Breeze Island forms the gateway to Al Marjan Island and includes more than 2,000 metres of waterfront. Its layout combines hotels, waterfront spaces, retail facilities, beaches and a public promenade used for walking, running and cycling.

Treasure Island

Treasure Island is connected to Breeze Island and includes approximately 3,500 metres of Corniche walkway. The island has a more residential and family-oriented character, with apartments, waterfront developments and resort accommodation forming part of its layout.

View Island

View Island sits at the centre of the Al Marjan Island master plan. It accommodates a mix of hotels, resorts and luxury residences, with its central position providing views across the Arabian Gulf, surrounding beaches and the Ras Al Khaimah coastline.

Dream Island

Dream Island includes more than 5,000 metres of waterfront, with beaches, hotels and leisure uses positioned around the coastline. The original master plan also identifies space for marina facilities, beach clubs and other recreational destinations.

Residential and Hospitality Development

Residential development forms a major part of the Al Marjan Island master plan, with apartments, branded residences, waterfront homes and villa communities distributed across the four islands. Individual plots have been developed by a range of UAE and international developers rather than as one single residential project.

Hospitality is equally important to the island’s design. Existing and planned resorts introduce beachfront accommodation, restaurants, leisure facilities and branded residential components, helping Al Marjan Island function as both a residential community and a tourism destination. Marjan states that all development plots on the island have now been sold.

Wynn Al Marjan Island

Wynn Al Marjan Island is one of the largest components of the island’s continuing development. The integrated resort is planned to include 1,530 hotel rooms, restaurants, luxury retail, entertainment venues, a spa, meeting and convention facilities and the region’s first regulated land-based gaming facility.

The resort is scheduled to open in 2027 and is expected to become a major hospitality and entertainment anchor within the wider Al Marjan Island master plan.

Al Marjan Island Master Developer

Marjan is the master developer responsible for Al Marjan Island. Its role includes the overall master planning, infrastructure, development plots and long-term positioning of the destination, while individual residential, hotel and mixed-use projects are delivered by separate development partners.

This structure explains the architectural variety across Al Marjan Island, with each plot operating as an individual project while remaining connected to the broader waterfront master plan.
